Clopay Weather Seal Replacement: The Houston Owner’s Guide

A Clopay weather seal replacement in Houston typically costs $85 – $165 installed, depending on your door width and whether you need the bottom seal, the perimeter seal, or both. We stock Clopay-compatible seals on our trucks, so most Houston homes get this done the same visit we look at it. The way most owners discover the seal has failed is simple: they see daylight under the door, find water staining along the garage floor after a hard rain, or notice leaves and dirt that somehow made it inside.

That thin strip of rubber or vinyl along the bottom of your Clopay door does more work than it gets credit for. It keeps Houston’s monsoon-season rain from pooling under your stored boxes, blocks the afternoon heat from seeping in around the edges, and keeps out the things you’d rather not find in a garage: fire ants, roaches, and the occasional displaced rat snake looking for shade. When it cracks or flattens, the door still opens and closes fine, which is why people put off replacing it. But the garage is the largest uninsulated wall on most Houston homes. A failed seal means the air you pay to cool in July escapes through a gap you can see with the naked eye.

Jesse Calder has replaced enough Clopay seals across Houston to know the failure pattern before the customer says a word: the bottom strip hardens in the heat, splits at the corners first, then the door drops onto it one afternoon and tears it loose. If you’re in the Heights or anywhere with an older slab, he checks the floor for uneven spots before measuring, because a dip in the concrete changes which seal profile actually closes the gap.

Which Clopay Models This Applies To

This guide covers the weather seal on most residential Clopay steel and wood sectional doors sold in the Houston market over the past 20-plus years, including the Gallery Collection, Classic Collection, Coachman Collection, and the newer IntelliCore and Canyon Ridge series. The replacement approach is essentially the same across all of them: the old seal slides out of a retainer or unbolts from the bottom panel, and the new one goes in its place.

The compatibility gotcha most people miss is this: Clopay uses two different seal profiles depending on the door’s bottom retainer. Some doors take a T-shaped bulb seal that slides into an aluminum channel. Others use a flat-backed seal screwed directly to the bottom panel. If you buy the wrong profile online, you’ll figure it out only after wrestling it halfway in. The surest move is to snap a photo of the old seal’s cross-section before you order anything, or let us match it on the truck.

On OEM versus aftermarket: Clopay’s branded seals are perfectly good, but they’re also just extruded rubber or PVC. Quality aftermarket profiles made to the same dimensions last just as long in Houston conditions, often cost less, and are what we carry because we can match more door widths and retainer types in one visit. Fernbrook Garage Doors Houston is an independent service provider, not a Clopay dealer, which means we stock what fits rather than what the brand catalog says you should buy.

We also keep weather seal stock on hand for the other brands Houston homes are full of: LiftMaster, Chamberlain, and Genie operators, and seals for Amarr and Wayne Dalton doors when the job crosses over.

One more Houston-specific fact worth knowing: the original seal on a Clopay door installed before about 2015 is almost certainly the older PVC formula that hardens faster in heat. Newer EPDM rubber blends hold their flexibility longer in Houston’s summer sun, which is why we recommend rubber over vinyl on west-facing doors that get baked every afternoon.

Signs Your Clopay Weather Seal Replacement Is Failing

  • Daylight visible under the closed door. Lay a flashlight on the garage floor at dusk and look from outside. If you see a sliver of light, rain and insects are getting through that same gap. The seal has either compressed past the point of making contact or torn away from the retainer.
  • Water stains on the garage floor after rain. Houston downpours are a regular test of any seal, and a failed one lets runoff track along the slab edge and under boxes. What looks like a small damp patch is often the first sign the bottom seal lost its ability to rebound after being compressed for years.
  • Crushed, flattened, or missing chunks along the bottom strip. The seal’s job is to compress and spring back. Once it stops springing back, it’s a plastic rail that the door sits on, and it degrades fast. If sections are missing or the ends are curled, the whole strip is usually done.
  • More dust, leaves, or bugs in the garage than usual. A sound seal blocks most of what the wind pushes across the driveway. When you start finding dried leaves inside on a weekly basis, the bottom edge is no longer touching the floor across the full width of the door.
  • The garage feels noticeably warmer in summer or lets in cold air during a winter front. The seal is the boundary between conditioned air and outside air passing under the door. If the garage is suddenly a sauna in August, check the seal before blaming the water heater.

Replacement Cost & What’s Included

In Houston, expect to pay $85 – $165 installed for a Clopay weather seal replacement on a standard single or double residential door. That includes the replacement seal itself, removal of the old one, cleaning out the retainer channel, fitting the new seal, and checking that it contacts the floor evenly across the full width. If the retainer channel or bottom bracket is damaged, which happens when a seal has been dragging for years, you may need that hardware replaced too, which adds to the range.

What drives the price within that range is mostly door width and seal type. A 9-foot-wide door with a flat-screw seal is straightforward and lands at the lower end. A 16-foot door with an aluminum T-channel retainer, or a two-car door where the center hinge plate has shifted, takes more careful fitting and lands higher.

We quote the price before any work begins, as a written number, every visit, with no exceptions. It does not change once we’re on the ladder. The seal itself carries a normal wear warranty, and the workmanship is covered under our 365-Day Done Right Promise: if it’s not installed correctly, we come back and make it right. In Houston’s climate, a correctly installed EPDM seal on a typical residential door lasts 5 to 8 years before it loses its rebound.

DIY or Call Us?

Weather seal replacement is one of the few garage door jobs a careful homeowner can do without major risk, because this part is not under spring tension. The bottom seal slides out and the new one slides in, or unscrews and screws back on. If you have the right profile matched and the door can be lifted safely with the opener released, it’s a Saturday-morning project.

Where DIY goes sideways is in the matching. Most big-box stores carry a generic seal that fits some doors, and the return trip to swap it out for the right one is where the weekend disappears. Then there’s the door itself: the bottom panel is heavy, and if the door is off-track or the lift cables look frayed, that’s a different conversation and a different set of risks. If you’d rather not spend the morning measuring profiles and fighting a 16-foot strip of rubber through an aluminum channel, call us at (361) 286-8321 and we’ll match it on the truck, bring the right part the first time, and have it done before the afternoon heat peaks.
