Amarr Weather Seal Replacement: The Houston Owner’s Guide

Replacing the weather seal on an Amarr garage door in Houston typically runs $110 – $220 installed, parts and labor included. We stock Amarr-compatible bottom seals and threshold seals on our trucks, so most Houston homes get same-day replacement. You’ll usually notice the problem as daylight peeking under the door, a damp line across the garage floor after rain, or leaves and dust collecting just inside the door.

The bottom weather seal on an Amarr door is a rubber or vinyl strip that runs along the lower edge. It compresses against the concrete when the door closes. Houston’s heat, humidity, and the occasional flood-stage rainstorm work against that strip year-round. After a few summers, the rubber hardens, cracks, or tears away from its aluminum retainer. When that happens, the seal stops doing its job, and everything from humidity to roaches finds an open invitation under your door.

This part is not dangerous to replace, but it is fiddly. The seal slides through a retainer channel, and if you get the wrong profile or size, it either won’t slide in or it’ll sag out the ends. We’ve corrected enough DIY attempts across Houston to know that measuring the retainer correctly is where most people trip up.

Which Amarr Models This Applies To

Amarr builds its residential doors across several series lines: the Classica, Heritage, Olympus, Lincoln, and Oak Summit collections. Most of these use a T-style or bulb-style bottom seal that slides into an aluminum or steel retainer channel. The retainer itself is either screwed to the bottom panel or integrated into the panel’s extrusion. That distinction matters more than the series name.

Here’s the compatibility gotcha we see regularly in Houston: Amarr has used at least three different retainer profiles over the years. A seal made for the newer extruded retainers will not seat properly in an older screw-on channel, and vice versa. We identify the right part by looking at the retainer itself, not just the door model. If you can find the door’s serial number sticker, usually on the side hinge area or top panel, that helps us confirm the exact profile before we cut anything.

On OEM versus aftermarket: Amarr-branded weather seals are fine, but several U.S.-made aftermarket profiles from brands like Action Industries and BOWSEN are dimensionally identical and often 20 – 30% less expensive. We’ll tell you the price difference up front and let you choose. We also stock parts for LiftMaster, Chamberlain, and Genie openers, so if the seal is the visible problem but the door isn’t closing flush for another reason, we can address it in the same visit.

Fernbrook Garage Doors Houston is an independent service provider. We are not affiliated with Amarr, but our technicians are trained specifically on Amarr doors and have replaced weather seals on hundreds of them across the Houston area.

Signs Your Amarr Weather Seal Replacement Is Failing

  • Daylight is visible under the closed door. This is the clearest signal. If you can see a sliver of light along the floor line, the seal has compressed past its useful life or torn away. It usually starts at one corner and works inward.
  • Water pools or streaks inside the garage after storms. Houston’s heavy rain finds every gap. A failed seal lets runoff seep in under the door, which is how you end up with damp drywall and rust starting on toolboxes or shelving units.
  • Leaves, dirt, or insects collect just inside the door track. The seal is the bottom barrier. When it fails, wind-driven debris and pests walk right in. In Houston, that includes fire ants after a rain and the occasional scorpion in newer subdivisions.
  • You feel drafts or smell car exhaust from the garage entering the house. If the garage shares a wall with a living space, a failed seal breaks the air barrier. That means higher cooling bills and fumes where you don’t want them.
  • The rubber strip is cracked, flattened, or hanging loose from the bottom panel. Once the rubber loses its shape, it won’t compress evenly. You might see it dangling at one end or visibly detached across a full section.

Each of these has a simple fix in most cases. What we do is pull the old seal, inspect the retainer for corrosion (common near Galveston Bay and in older Houston homes with post-flood exposure), clean the channel, and slide in a correctly matched replacement. No panel replacement needed unless the door itself has sustained damage.

Replacement Cost & What’s Included

In Houston, expect to pay $110 – $220 for a professional Amarr weather seal replacement. The lower end covers a standard 8- or 9-foot-wide single door with a basic bulb seal. The upper end typically includes a 16-foot double door, a thicker heavy-duty seal for homes that sit low or face drainage pressure, or a retainer replacement when the original channel is bent or corroded.

Service Typical Price Range (Installed)
Single garage door weather seal replacement $110 – $150
Double garage door weather seal replacement $150 – $220
Retainer channel replacement (if corroded/damaged) Add $40 – $70
Threshold seal addition (concrete lip at door base) $180 – $280

Every quote includes the part, the labor, and cleanup. You get a written price before any work starts, so the number we quote is the number you pay. No surprise charges. The work is covered by our 365-Day Done Right Promise: if the seal doesn’t seat correctly or fails within a year, we make it right, no negotiation required.

Jesse Calder has been replacing these seals long enough to know that the Houston-specific failure mode is heat-hardened rubber. A seal that looks fine in January can shatter like an old tire by August. We use compounds rated for sustained UV and humidity exposure, not whatever happens to be cheapest on a warehouse shelf.

DIY or Call Us?

Weather seal replacement is one of the few garage door jobs where DIY is genuinely possible, if you have the right profile and some patience. You can slide the old seal out, clean the channel, and feed a new length through. The catch is buying the right one. If you bring home a seal with the wrong T-width or bulb diameter, it’ll either bind in the channel or fall out within a week. We’ve seen both outcomes on DIY jobs around Houston’s Meyerland and Kingwood areas.

What we’d suggest: if you want to try it, measure the retainer channel width precisely and take a short piece of the old seal to a supplier who can match it visually. If that sounds like more than you have time for, call us at (361) 286-8321. Our technician will arrive with several Amarr-compatible profiles on the truck, match the right one in the driveway, and have your door sealed again in under an hour. Tell us what the door is doing, and we’ll tell you exactly what it needs.
