Fernbrook Garage Doors Houston stocks and installs Genie-compatible weather seal replacement for most residential Genie models, with typical installed pricing running $110 to $220 depending on door width and seal profile. We carry the common sizes on our trucks, so most Houston homes get this done in a single visit. You’ll usually discover this part has failed when you see daylight under a closed door, feel a draft in the garage, or find a thin strip of brittle rubber snapping off in pieces when the door closes. It’s one of those slow failures that Houston’s heat and humidity quietly accelerate for months before it becomes obvious.
Weather seal is the rubber strip that runs along the bottom edge of the door. When it’s doing its job, it keeps water from pooling under the door during a Houston afternoon downpour, keeps leaves and dust from the yard out, and stops some of the heat exchange that makes a garage feel like an oven in August. When it fails, you’ll notice it first in the small things: a damp spot near the door after rain, a garage that never quite stays cool, maybe a curious line of ants finding their way in through a gap you can’t see from standing height.
The good news is this is one of the simpler and more affordable fixes on a Genie door. Jesse Calder and our crew have replaced weather seal on Genie doors from the Heights west to the Energy Corridor, and it’s a job we can usually quote over the phone before we even send a truck.
Which Genie Models This Applies To
Genie weather seal is not a one-size-fits-all part. The bottom rubber strip on a Genie door depends on two things: the width of the door and the profile of the retainer channel that holds the seal in place. Common residential Genie door widths in Houston run 8, 9, 16, and 18 feet, and the seal must be cut or ordered to match. Our technicians carry bulk seal material that can be cut to length on site, which means we can usually match the door without waiting for a special order.
The retainer profile is the compatibility gotcha to watch for. Genie doors and the many aftermarket doors that carry Genie openers use two main bottom seal profiles: a T-style channel and a U-style channel. The T-style is common on newer doors, the U-style on older ones. If you buy the wrong profile online, it simply will not slide into the retainer, and you’ll have spent money on a part that will not fit. Before we arrive, we ask you to check the model tag on the inside edge of the door panel and, if possible, send us a photo of the bottom edge where the rubber meets the door. That photo tells us the profile in under a minute.
On the OEM versus aftermarket question: Genie-branded weather seal is good quality, but the aftermarket equivalents sold as Genie-compatible are often identical in compound and profile at a lower price. We install both depending on what the truck carries and what the door needs. We are an independent service provider, not affiliated with Genie, but our technicians are trained on Genie-compatible parts and we service doors paired with Genie openers regularly. What matters more than brand-marked rubber is that the seal has a consistent thickness and a proper durometer, or hardness rating, for Houston’s temperature swings. Rubber that is too soft will tear quickly; rubber that is too hard will crack in cold snaps and fail to compress evenly.

Signs Your Genie Weather Seal Replacement Is Failing
- You can see light under the door, even when closed. This is the most common tell. The rubber has compressed permanently or torn away in a section, and what was once a tight seal is now a visible gap. In Houston, this gap becomes a highway for water during heavy rain and a standing invitation for insects.
- The seal feels hard, brittle, or cracked to the touch. Houston’s heat and UV exposure gradually harden rubber, even on doors that sit shaded for part of the day. If you press a thumb into the seal and it doesn’t give, the rubber has lost its elasticity and is no longer sealing the door.
- The garage is noticeably warmer than before, or the floor near the door is damp after rain. Weather seal is not insulation, but it does close the single biggest air and water gap in a closed garage. Once it fails, water follows the slope of your driveway and pools right at the seal line. A damp concrete floor along the door’s interior threshold is a reliable symptom.
- You find small pieces of rubber on the garage floor. This is the seal disintegrating in real time. Weather seal that has become brittle will break off in fragments as the door opens and closes, especially during cooler months when the rubber is less flexible.
- The door sits unevenly or makes visible contact with the floor on one side only. While this can indicate a door balance issue rather than a seal problem, a worn seal will often make the gap and contact pattern look uneven. Our technicians will check door balance as part of any weather seal replacement to rule out a more serious problem, such as a failing spring or worn cables.

AfterReplacement Cost & What’s Included
In Houston, expect to pay between $110 and $220 for a Genie-compatible weather seal replacement, parts and labor included. The range is driven by door width: a single 8- or 9-foot door sits at the lower end, while a wider 16- or 18-foot two-car door runs toward the upper end. If the retainer channel itself is damaged or corroded and needs replacement as part of the job, that adds to the price and we’ll show you the line item before starting any work.
Every visit includes a written price delivered before any work begins, no exceptions. That price does not change once we see the door. The seal material itself, the labor to remove the old rubber and slide the new one in, a quick clean-up of the work area, and a photo of the finished job are all included in the quoted number. The work is backed by our 365-Day Done Right Promise: if the seal fails inside a year, we make it right without negotiation.
For comparison, the seal material alone bought from a parts supplier might run $30 to $80 depending on width and profile, but if you buy the wrong profile or cut it wrong, you’re out that money and still facing the problem. Our quote includes us doing it correctly the first time.
DIY or Call Us?
Weather seal replacement is one of the few garage door jobs that is genuinely approachable for a careful DIY homeowner, with a caveat. You can safely inspect the seal, check the retainer profile, and even measure your door width without touching anything under tension. But swapping the seal properly means unlatching the door and sometimes working at the bottom edge where the track and cables live. If you have a Genie door with extension springs or torsion springs, the door itself is under tension even when it’s down, and we’d rather you call us than risk a pinched finger or a door off its track.
Where DIY goes wrong most often is not with the seal itself but with an owner pulling the old seal free and then using pliers or a screwdriver against the retainer, bending the aluminum channel. Once the channel is bent, the new seal won’t seat cleanly and you’ll have a wobble in the seal line every time the door opens. That’s a harder fix than the original replacement would have been.
The bottom line: you can certainly check the profile and send us a photo. But for the $110 to $220 a Houston homeowner pays us to do this correctly, the work is done with the right profile, cut to the right length, aligned flush, and backed for a full year. Call (361) 286-8321 and a live person will answer. We’ll tell you what the job costs before we send anyone out.
FAQs
A Genie weather seal in Houston typically lasts 3 to 7 years depending on sun exposure, frequency of use, and whether the door faces the afternoon western sun. In our experience, doors on the west side of a house near the Energy Corridor or Katy tend to degrade faster simply because the rubber bakes for hours every afternoon. If your seal is over 5 years old and showing cracks, replacing it before it fails completely is the cheaper move. Call (361) 286-8321 for a quote over the phone, and a live person will answer.
For all practical purposes, no. Weather seal tears because the rubber has lost its elasticity, and once that happens, patching or gluing a section will not hold. Any patch you apply will pull apart when the door closes and compresses the seal. The clean fix is a full-length replacement in the correct profile, and that’s what we recommend. Call (361) 286-8321 and we’ll quote the replacement before sending a technician.
On a residential Genie door, replacing the bottom weather seal usually takes 30 to 60 minutes from start to clean-up. Wide doors take a little longer because the old seal needs to be pulled free across a longer span. We always leave the work area cleaner than we found it, and you’ll get a photo of the clean-up before our technician leaves. Call (361) 286-8321 to schedule a time that works for your family.
We stock the most common Genie-compatible seal profiles and can cut to length on site for 8-foot through 18-foot doors, which covers the majority of Houston homes in a single visit. If your door has an unusual retainer profile or older Genie channel, we’ll verify that with a photo before the visit so we arrive with the right part the first time. Call (361) 286-8321 and we’ll help you identify the profile over the phone. We also stock parts for LiftMaster and Chamberlain openers alongside Genie-compatible components.
